If you own property through a limited company, manage SPVs, or file annual confirmation statements, there’s an important update coming from Companies House. From 13 October 2025, all users must access their Companies House WebFiling account using GOV.UK One Login - the government’s new secure sign‑in system.
This change will affect how property investors, landlords and directors of property companies log in to file confirmation statements, update shareholder details, or appoint new directors. WebFiling will be offline from 12:00 am Saturday 11 October until 8:00 am Monday 13 October 2025 while the transition takes place.
What’s changing?
WebFiling logins will move to GOV.UK One Login
Your WebFiling email will become your One Login ID - they must match
Shared logins within a property portfolio or letting company will no longer work
You’ll still need your authentication codes to connect each company
This update does not include identity verification yet - that comes later in 2025
Why this matters for property investors
Many property investors use company structures or SPVs to hold properties and manage tax exposure. If your company filings are delayed or access is lost, you could miss a confirmation statement or filing deadline - leading to penalties or even risk of strike‑off. This update is designed to strengthen security, but it also means each director or company officer must have their own login and linked email.
Your five‑step checklist
Check your WebFiling email matches your GOV.UK One Login email
Create a GOV.UK One Login if you don’t already have one
Stop sharing company logins - each director or team member needs their own access
Review your WebFiling company list and remove any old SPVs or dormant entities
On 13 October, connect your WebFiling account through GOV.UK One Login to avoid access issues
Identity verification coming next
From 18 November 2025, Companies House will begin requiring identity verification for all new and existing directors and Persons with Significant Control (PSCs). This applies to property company directors too. Verification can be completed via GOV.UK One Login or through an authorised agent (such as your accountant). You do not need to verify your identity just to link your WebFiling account - that comes later.
